Long Term Rental Services

  • Promote your property for rent by placing ads in the newspaper, web page, signs, craig’s list, and current rental list.
  • Tenant Screening: rental history, credit check, and employment verification.  
  • Enter in to rental agreement.
  • Collect rent and security deposits
  • Inspect the property and complete a condition report at move in.
  • Inspect the property and disburse the security deposit when tenant moves out.
  • Payment of bills including: utilities, mortgage, homeowners association dues, insurance and taxes.
  • Monthly statements showing your income and expenses for the current month and year to date. Original invoices for any expenses that have occurred are attached.
  • Provide year end statement tax statement and 1099.
  • Arrange maintenance for the property.

Homeowner Association Management Services

  • Bill and collect monthly association dues.
  • Pay all bills in a timely manner.
  • Maintain all books and files of the association.
  • Meet with the board of directors as necessary.
  • Conduct meetings and prepare minutes and treasurer reports.
  • Prepare the yearly budget for the board of directors approval.
  • Prepare owner’s statements as required.
  • Obtain bids and contract work to be done for the association.
  • On site walkthrough of the property for inspection and maintenance issues
