Long Term Rental Services
- Promote your property for rent by placing ads in the newspaper, web page, signs, craig’s list, and current rental list.
- Tenant Screening: rental history, credit check, and employment verification.
- Enter in to rental agreement.
- Collect rent and security deposits
- Inspect the property and complete a condition report at move in.
- Inspect the property and disburse the security deposit when tenant moves out.
- Payment of bills including: utilities, mortgage, homeowners association dues, insurance and taxes.
- Monthly statements showing your income and expenses for the current month and year to date. Original invoices for any expenses that have occurred are attached.
- Provide year end statement tax statement and 1099.
- Arrange maintenance for the property.
Homeowner Association Management Services
- Bill and collect monthly association dues.
- Pay all bills in a timely manner.
- Maintain all books and files of the association.
- Meet with the board of directors as necessary.
- Conduct meetings and prepare minutes and treasurer reports.
- Prepare the yearly budget for the board of directors approval.
- Prepare owner’s statements as required.
- Obtain bids and contract work to be done for the association.
- On site walkthrough of the property for inspection and maintenance issues
