ANIMAS CLIFFS CONDOMINIUMS HOA INFORMATION

Animas Cliffs Condominiums is a 23 unit complex.  There will be additional phases.  This project is a conversion.  It was converted in 2008.  It was built in 1979.  The association have two board member who are homeowners and one who is the developer.  It has not totally been turned over to the owners.  As of April 1, 2010, 16 units (70%) had been sold.

Animas Cliffs is located in La Plata County on a road maintained by the county.  The driveway and parking lot are owned and maintained by the Association.

The homeowners association pays for the water, sewer, and trash pick-up.

Homeowners Dues:  Monthly assessments are $145.00 for the one bedroom units and $215 for the 2 bedroom units.  They are due on the first day of each month with a 10 day grace period.  The late fee is 21% of the balance owed.

None of the homeowners is more than 30 days delinquent in their dues.

Dues include the utilities of water, sewer, and trash pick-up, exterior maintenance of the buildings including cleaning, snow removal, and lawn care, structural insurance for the buildings, cleaning and maintenance of the interior hallways, and repair and replacement of the structures.  The Association also maintains and cleans the exercise room, two bathrooms and the clubhouse meeting room.

The Association has a checking account and money market account with First National Bank of Durango.  Please check with the management company for current balances.

HOA Association Management:  The Property Manager, 160 W. 8th St., Durango, CO. 81301.  Their phone number is 970-259-0222.  Their office hours are Monday through Friday from 9:00 AM to noon and 2-4:00 PM.

Owner Occupany Rates:   The Property Manager cannot guarantee these percentages.  They are based upon information provided by others in determining the occupancy of the units.  These figures are as of April 1, 2010:

All units are owned in fee simple.  One owner (the developer) owns 7 units; all others own one unit each.

Insurance:   The buildings are insured by Tavelers Insurance.  Colorado West Insurance at 970-245-6960 is the agent.   The policy number is 5633M984 680.  The buildings are insured.  There is also a liability policy for the common areas and the board of directors.  The interior of each unit and personal items belonging to the owner/tenant are not insured.  Owners are encouraged to get a policy for the inside of their unit and their personal belongings.  For specific questions about the coverage, please contact the agent at the number above.

Meetings:   The Association meets at least once per year for the annual meeting.  The board members talk with each other throughout the year as needed on other matters.

Pets:   Small household pets, including dogs (not to exceed ninety-five (95) pounds in weight) and cats are allowed.  There shall be no more than two (2) dogs or two (2) cats or one (1) dog and one (1) cat in any unit.  Any dog kept within a unit shall be an “inside dog” and must be on a leash no longer than six (6) feet in length at all times when outside of the unit.  No individual dog of known vicious propensities shall be allowed within the project at any time.  Owners must clean up after their pets and be responsible for any damage they cause.  Owners agree to get rid of any pet than becomes a nuisance to the other owners.

Signs:  Signs are allowed.

Window Coverings:  Must be off-white or white in coloring on the side facing the outside of the building.

TV Dishes, Receivers, Antennae:  These may not be placed on the building or grounds.  A dish is available on the roof that anyone may hookup to.

Parking:  Parking places in the lot are assigned.  No overnight parking or storage of RV’s, motorhomes or trailers is allowed on the grounds.  No inoperable vehicles may be parked, maintained or stored on the grounds.

 

Rules and Regulations:   The Property Manager has a copy of the rules and regulations.  A copy of the CC&R’s, By-Laws and Articles of Incorporation are available from any title company.
