Riteway Condo Association Annual Meeting Minutes

ANNUAL MEETING MINUTES 

                                            June 10, 2010

The meeting was to order at 5:35 PM on June 10, 2010. Those present were Jeannie and Alan Shupe and Mark and Kelly Gaughan.

The minutes from the previous meeting were read and approved.

The Treasurer’s report was reviewed. The Association has $157.81 in checking.

Caroni reviewed the proposed budget and corrected the amount that the dues would have to increase to cover the budget. The shortage occurred because of the large snow removal bill this past winter of $6255.00. Normally it runs about $2000-2500/season. Paying the bill wiped out the cushion in the account. It was decided to raise the dues beginning July 1st to $1187.54 for the Shupe’s and $834/mo. for the Gaughans.

Alan Shupe will be President, Mark Gaughan will be Vice-President and Jeannie Shupe will be secretary/treasurer.

Several items under snow removal were questioned. First, there is a set-up fee many times (about half the time) for the machinery when in fact the equipment was left on the property. Other charges seem extreme, for instance, six hours for using a pick-up on the parking lot. The lot is too small for a pick-up to spend that much time on it. Caroni will speak with Guillermo about these charges before the next season. The Shupes will keep a calendar and note on it when the equipment is left or not. The owners also don’t want a pick-up used; they want a bobcat or skidsteer. Finally, snow removal should not be done unless there is at least 4 inches or snow or more.

A bid to paint the soffits will be obtained.

$250 will be spent on perennials and bulbs each year.

Matt Leeder will be called to crack fill the parking lot. The owners will pay Matt directly for this.

There are no parking problems.

The Shupe’s were never reimbursed for the attorney’s fees and they would like to get paid back. They will settle it between themselves and Gaughans.

The lawn lights are all broken. Mark will contact his electrician for a price to rewrote them.

The meeting was adjourned at 6:30 PM.
