 Annual Meeting

 January 17, 2011

The meeting was called to order at 7:10 pm at the office of The Property Manager at   160 W. 8th Street Durango.

In attendance were Martin Faigin, Margaret Owens, Constance Aitken, Jerry Phillips, Russ and Pam Turpin, Jami Espinoza, Jan Collins and Tammy Beaver (The Property Manager). 

By Proxy there were Blaise Rastello proxy to Jami Espinoza, Deborah Klein proxy to Margaret Owens, Freeman Fountain proxy to Margaret Owens, Greg and Beth Stelz proxy to Jami Espinoza.

A quorum was reached.

Public Comment:  The lights on the signs need to be fixed once the snow is gone.  The Farm House West should be billed for a portion of the cost for upkeep on the sign.

Financials:  Tammy presented the financial cash flow.  The financials were discussed and were accepted as presented.  Tammy has not been able to complete the budget yet, there are several issues with the charges to The Farm House West and trying to calculate what the bills have been and what they should be.  Tammy has presented that she would like another week to be able to complete the proposed budget.  This can be sent out via e-mail or what ever the association would like to see.

There are a couple people behind on their dues.  In the CCR’s there is a provision that the Late Fees should be $25/month.  This needs to be charged out to those who are delinquent.

Propane Meters:  The meters on the propane lines coming in to each building do not seem to be working properly.  Tammy will contact the propane company to see if they can be recalibrated again. 

New Law:  Russ informed us that there has been a new law passed that requires each association to be registered with the State of Colorado.  Tammy noted that we are registered with the State but she will check into the legislature and see what changes there are.

Water Problems:  Some of the owners have had some brown water coming through the pipes.  Edgemont Ranch has been contacted regarding this.  It seems as though the problem has cleared up.

Dogs:  There are still dogs running around without leases on.  There are some dogs that seem to act vicious toward people and other dogs there.  Dogs are required to always be on a leash and it is required for owners to pick up after their dogs.  Edgemont Ranch has a fine for dogs not on a leash. 

Decks:  There has been some concern with the amount of snow falling off of the roofs when it slides and the damage it could cause if someone is standing down below the slide when it does happen.  Connie would like to propose putting a shed like roof on her back deck because of this problem.  She has an idea of what she would like to propose and have built.  There were concerns that this would take away the uniformity of the buildings.  Each owner is responsible for their own deck and the maintenance of it.  The colors and design are to remain the same as the others when painted and/or rebuilt. 

There was a lot of discussion regarding the proposal of roofs over the deck and what the design review board of Edgemont would say about it.  It was decided that a “Special Meeting” would be scheduled for February 22, 2011 for discussion of the deck roof and the budget review.  Connie will have a drawing proposal for the association to look at and discuss.  Tammy will present the proposed budget at that time also.  The meeting will be held at 7:00 pm on February 22, 2011 at Martin Freeman’s home.  

Meeting adjourned at 8:40 pm.
